Writer-director Sushrut Jain’s quietly powerful coming-of-age drama The Tenant is set for a worldwide digital release, excluding India, on Friday, October 13, via global distribution platform Filmhub.
The film will be available for purchase across major streaming platforms including Apple TV, Amazon Prime Video, The Roku Channel, and Tubi, reaching audiences in North America, Europe, Southeast Asia, Australia, and other international markets.
Set in a middle-class housing society in Mumbai, The Tenant follows Meera, a bold and enigmatic woman whose arrival unsettles the carefully maintained social order of her neighborhood. Her presence sparks gossip, curiosity, and judgment among residents, exposing the prejudices that lie beneath everyday civility.
The story unfolds largely through the eyes of 13-year-old Bharat, who finds in Meera both inspiration and empathy. Their unlikely bond becomes the emotional core of the film, as it explores themes of independence, conformity, desire, first love, and the loneliness that comes with being different.

“This is a film about how we see each other-and how often we get it wrong,” Jain, also known for the documentary Beyond All Boundaries, said. “I wanted to tell a story rooted in India that also speaks to the universal journey of coming of age and finding the courage to stand up for what you believe in.”
The film stars Hindi film actress Shamita Shetty in a striking comeback performance as Meera, alongside Rudhraksh Jaiswal in a breakout role as Bharat. The ensemble cast includes Atul Srivastava, Sheeba Chaddha, and Swanand Kirkire.
The Tenant marks Shetty’s return to Hindi cinema after a 14-year hiatus. She was last seen in a leading role in the 2007 film Cash, with subsequent special appearances in Heyy Babyy and Hari Puttar in 2008. In recent years, she has remained visible to audiences through digital platforms, including Bigg Boss OTT and the web series Black Widows.
The film is produced by Daniel Walter of Exit 5 Productions and Kanchan Kalra of Golden Creeper Pictures. Cinematography is by Pankaj Kumar, who makes his transition from director of photography to director, while casting was handled by Honey Trehan.
The global digital release follows a successful festival run, international distribution by Sky UK, and the film’s theatrical release in India. A domestic digital release is expected later this year.
In India, The Tenant earned critical acclaim for its nuanced performances, layered storytelling, and socially relevant themes. The Times of India praised its “taut and stellar storytelling,” while Free Press Journal noted, “Shamita is the heartbeat of the film. She has never looked so fresh, raw and confident.”
